BGE Substation - Over the last year we have been in negations with BGE and the Valley Planning Council over a proposed substation. There are currently two locations still under consideration.
One location at the end of Kemp Road on the Camp Holiday property and the other on the Reisterstown Veterinary Center and bordering properties to be known as " Hanover Pike Substation".
The Camp Holiday property and a bordering farm have been purchased by BGE. The land purchase agreement for the alternate location utilizing the Veterinary Center along with three other
properties will terminate if all properties needed are not purchased by January 31, 2012.

Since our first notice of the planned new substation, we have worked diligently to protect the privacy
and property values of residents living along and in the area of Kemp Road and Old Hanover Road. Valley Planning Council quickly formed a task committee to oppose the construction of the
planned new substation. Camp Holiday is surrounded by farms in land preservation and fears of other high power lines to be constructed in the future are fueling opposition. At the same time it
was apparent BGE had a reliability issue that had to be met and was required by PJM.

Then we explored alternate locations where properties were for sale but not on the market. Again there
were meetings with property owners, site visits with BGE, VPC, ROG and meetings with Baltimore County Council representatives, with many personalities and constructive ideas. Currently
BGE is working diligently to purchase all four properties.

So on January 31, 2012, we will know if all four property owners of the alternate site have agreed to sell and are under contract.
Then shortly thereafter, we will know if we are nearing the end of our battle or just stepping back to regroup and represent the folks living in the Kemp Road area.

Zoning Change Requests - There are three CZMP issues in our area from property owners requesting up zoning, all three property owners will be invited to attend our February 8, 2011 meeting
to talk about their requests.

• Mr. Blum - across from Suburban Propane

• Tender Heart - 14313 Hanover Pike - request commercial

The HRA has made a request for two properties to be zoned BL with CR overlay.

Guest speaker for February - Jim Bosley, president of Farmers & Merchants Bank will be our guest speaker at our February 8, 2012 meeting. Jim will talk about the services they provide for
the community, the history and growth of the bank and their plans for the property in the future. The bank has hired an architectural firm to look at converting the house (south of the bank) next door to office use.
